A Quality Investment Property
for the future
The latest news from Eloy/Toltec
- Robson breaks ground - April 2004!
This part of Arizona is known as the "Golden
Corridor" because of its agricultural production. It is also primed
for explosive population growth. It is located just off of
Interstate 10 between Tucson and Phoenix. This is where the people
will come and you are beating them there. The price of land has
skyrocketed in the last three years, rising rapidly from $2,000 /
acre in 2001 to over $20,000 / acre today. The the population is
forecasted to grow from 10,000 in 2002 to 55,000 within 15 years.
Read the following articles for more information on the area:
Another plan for the south side of
interstate 10, La Osa Ranch calls for 30-50,000 NEW HOMES. While
some folks would still consider this property speculative, now is
the time to invest, BEFORE land values escalate even higher. This is
a large lot, in an area that is beginning to boom. Someday, you'll
look back and realize these are "the good old days", when land in
the area is still affordable. Even so, as with all land purchases,
you should consider this as an investment for the future rather than
for immediate use. Utilities are very close, but not to property
yet.

This lot is
approximately 100 X 163 (about 4/10 of an acre) located on
Broken Arrow, which runs between Houser Road and Indian
Trail Road Houser Road connects to Toltec Road, which is the
main road running directly to I-10, the main route from Phoenix
to Tucson. This parcel is a great investment for a future
retirement - just think about how much land you'll have
available for your gardening and perhaps a large pool on the
back yard - the perfect site for the future home of your dreams,
and a lot more land to enjoy than in most Arizona resort
communities. Realtors are now selling lots in Eloy/Toltec for up
to $20,000 / acre. Here's your chance to buy one for investment
for much less.
This entire area is growing very quickly. Get out of the Cold
and enjoy some of the best weather that Arizona has to offer,
while at the same time being less than an hour from either
Phoenix or Tucson. If you get tired of desert living and want to
spend some time at the ocean, I-8 from Casa Grande will get you
to San Diego in about 4 1/2 hours.
(The legal description of
the lot is TOLTEC ARIZONA VALLEY,UNIT 5, LOT #23) |

I truly believe this property
is a great investment. It's not a matter if this property will
go up in value, its how much and how quickly. Power is about
1000 feet from the rear property line. Currently, water would be
by well and sewer by septic system, but as the area continues to
grow, water and sewer will soon follow. Lot is flat and very
build-able. A couple of miles from the new Robson community,
within sight of the new Arizona City developments, and close to
other future planned developments. It's only a matter of time
until land costs skyrocket even higher. No restrictions on time
allowed to build, but no manufactured homes or trailers are
allowed in this area (which increases it's value even more!). No
homeowners fees or dues. Taxes are under $15 per year and are up
to date. Breath-taking Mountain views in every direction.
What else is there to do
in Toltec and the surrounding area?
The Towns of Toltec, Eloy, and Arizona City
have everything you need, Gas, Food, Hardware, Schools,
Churches, etc. The area offers many interesting things to do.
Sky diving, fishing, golf, camping, go cart racing and more. You
can also see the Picacho Mountains, the Sawtooth Mountains, or
Casa Grande Ruins National Monument, built by the Hohokam
Indians over 700 years ago.

We had
planned to hold this land for a few more years, but, quite frankly,
we're tired of the cold winters in New England and have decided the
time is ripe to sell off some of our investment properties so that
we can retire and build our own dream house now. We have other lots
nearby - email for info.
If you are looking for an
investment property in Arizona, seriously consider this parcel.
I can only imagine what lots in this area will be worth in 10 years.
Phoenix and Tucson have been growing toward each another for years,
the communities of Casa Grande/Arizona City/Toltec/Eloy is like the
GOLDEN SPIKE in the middle.
The total price will be
$6,000.00.
There is also a $200.00 fee for document preparation. |
