I heard that all land out West was worthless and all land investments should be considered very speculative?

You get what you pay for! The majority of lots on the Internet are sold strictly for the highest bid - there is usually a good reason for the very low prices they ask. While that $500 lot may look attractive, it may be very difficult to actually build on the property. We've passed over some very nice looking property that sounded too good to pass up - until our research found that recent changes in the zoning in this area now made the lots in question impossible to build on without having a fire hydrant within 1000' of the lot. With no public water in the area, that makes the land unusable for years to come. We've bought land in similar areas for long term gains, but only after extensive research into the areas growth projections.

If you are serious about owning property in the Southwest as an investment, doesn't it make sense to pay a below market price and purchase a lot in a growing area with a prime location, especially if you can get excellent terms on the purchase? How are we different than other land investing clubs?

First of all, you don't just own an overpriced paper share of a development that may never be built due to lack of basic infrastructure (roads, power, water, etc.). While some of our longer term investments are vacant land without utilities, many of our developments have everything in place and ready to go when the lot is sold. You actually receive a recorded deed to the lot, not just a piece of paper say you own a percentage of the subdivision or plot. Whether you hold onto it and watch the price grow or sell it soon, you're assured a good profit since you've bought it for much less than the going market price. The key is, you have complete control over it's future.
What happens after I invest?

We don't just walk away leaving you holding a piece of land, we let you pick whatever additional services you'd like us to perform for you. As a buying club member, you get a free listing of your property on our public classifieds ads. We recommend you list there even if you plan to hold for longer gains - it's always nice to be able to turn down an offer if one is made or to take the profit and invest elsewhere.

We can handle most normal deed transfers and closings for you when you decide to accept an offer for your lot for the same low $285 fee that we charge for deed transfers. Your buyer can save legal fees by letting us convey it directly to them and record all the papers at the courthouse - all done via priority mail - buyers and sellers just sign, notarize and ship back. This service is only for normal person to person deed transfers - complex closings involving mortgage bankers are generally beyond the scope of what we provide, but we remain available to help provide any information to help guide you through the process
Why are your prices to land investors so low?

It's really difficult to borrow money to buy land. Even if you bring out the organ grinder and monkey to perform while you do a song and dance act, most banks will quietly nod while escorting you out the door with kind wishes, but no funds. Our approach of selling a portion of our lots at private auction to other land investors allows us to not only finance the land purchase, the lot surveys, road and infrastructure upgrades, but also provides money to market the development via advertising in the surrounding markets, thereby selling lots to provide a return on both of our investments.

It also provides us  with additional funding avenues. By selling to club members, we can return to the bank and tell them "Gee, we sold all 25 lots in the first section in under a month!". You should see them stumble over one another to get to be the first in line to loan us money to develop expand the project. The same is true of contractors. Instead of paying $1,000 to survey a lot, maybe we'll get bulk pricing of $500 each for the rest.

The biggest reason we give you good prices though is that we want return customers. If we find a way for you to make more money sooner than you've expected, we're comfortable you'll come back for more. While we can't guarantee that all of our offerings will double or triple overnight, the Consensus Land Investing System does guide us in recommending those properties that have the highest probability of gain. We're careful to point out in our newsletters that these are our best interpretations of the areas growth patterns, but actual growth may be faster or slower based on other factors beyond our control.
