This part of Arizona is known as the "Golden
Corridor" because of its agricultural production. It is also

lot, a development named Sun Lakes at Casa Grande is planned and

I truly believe this
property is a great investment. It's not a matter if this
property will go up in value, its how much and how quickly.
Power is about 300 feet from the front property line. At the
moment, water would be by well and sewer by septic system, but
once the Sun Lakes at Casa Grande development gets into full
swing, water and sewer lines are planned to extend along
Toltec Road to support the Robson development. Lot is flat and
very build-able. No restrictions on time allowed to build, but
no manufactured homes or trailers are allowed in this area
(which increases it's value even more!). No homeowners fees or
dues. Taxes are under $15 per year and are paid through 2004.
Breathtaking Mountain views in every direction.
The Towns of Eloy, Toltec, and Casa Grande have everything you
need, Gas, Food, Hardware, Schools, Churches, etc. Just a
short walk from the property, at the corner of Toltec Rd. and
Route 84, is the International Cafe with some of the finest
low cost meals and espresso coffee in the area.
What else is there to
do in Toltec and the surrounding area?
The area offers many
interesting things to do. Sky diving, fishing, golf, camping,
and go cart racing are in fashion. You can also see the
Picacho Mountains, the Sawtooth Mountains, or the national
treasure - Casa Grande Ruins National Monument. These ruins
were built by the Hohokam Indians over 700 years ago.

The city of Eloy celebrated its 50th
anniversary of incorporation in 1999. Eloy offers various
community facilities including a library, airport,
three recreation centers, seven parks, two pools, four
tennis courts, two volleyball courts, and over 700 acres

tourist facilities including 400 motel rooms, 15
restaurants, 5 meeting facilities, RV and camping
facilities and a wide array of stores and shops.

Just a few miles to the North is the
city of Casa Grande. Casa Grande offers an even broader

with handball and tennis courts, softball diamonds, and
playground equipment. A large Outlet mall, Home Depot, and
many other shopping malls and stores provide all the
shopping conveniences most families require. |

We drove to the property in our compact
rental car - you don't need a 4WD to get there:
- Take Interstate 10 towards Tucson - Exit at Toltec
Road (Exit 203).
- At the stop sign at the end of the ramp, turn left onto
Toltec Road.
- Continue on past the motels and restaurants, past the
visitor information center and cross over the railroad tracks
to the stop sign at route 84 and Toltec Rd .
- Cross over 84 (on the right you'll see the International
Cafe - be sure to stop for an espresso!)
- A few hundred feet past the intersection is a fire station.
Continue driving straight until the pavement turns to dirt
road.
- Continue forward for approximately 1000 feet, then stop.
Green Valley Drive is on the right - it's unmarked, but you
can use a copy of the plat map to quickly locate the lot's
survey markers. |
